What it is.

The FF&E Budget Calculator is an Excel workbook, set up and ready to use.
  • Ready-loaded pricing. Twelve generic room types, each fully costed at Low, Medium and High specification, producing a £ per m² rate for every room and tier.
  • Room by room, tier by tier. Enter each room's floor area and choose its level. The principal reception can sit at High while the guest room sits at Low, within the same project.
  • Yours to customise. The underlying room cost models are fully editable, so you can replace the estimates with your own typical expenditure and the rates recalculate automatically. It becomes a pricing tool calibrated to your practice.

It produces an indicative figure for furnishing and decorating, room by room and for the whole project, at whichever investment level your client wants to test. It is a tool for early conversations, not a substitute for a detailed specification.

That's the point: it lets you have the money conversation early, honestly, and on your terms.
